Buying Process

Buying a property in Turkey can be a simple process. By working with us we endeavour to make the process as smooth and painless for you as possible. We have outlined below a step-by-step guide and frequently asked questions to highlight what will be required. If you have any further questions at all please do not hesitate to call and ask.

What are the first steps?
Before you come out, we advise that you arrange access to £1550 cash to finance the initial buying stages. This will normally cover a £1000 holding deposit on your property, £250 land registry charges, and £350 legal and translation fees, and power of attorney if necessary. If withdrawing money on your credit card while in Turkey, please inform your credit card company prior to your departure, as they often put a freeze on large, ‘unusual’ withdrawals. 

Once out in Altinkum we will meet up with you to talk through your requirements – your budget, your accommodation needs, are you buying for pleasure, or investment, or indeed both, will you want to rent the place out, do you intend spending a large part of the year there, or just a few weeks in summer… 

Based on this knowledge we will gather a number of properties that we feel suit your requirements, and take you out for some viewings. Often we find that once you start looking, your needs may change. Whatever happens, your viewing list is a moveable feast and will reflect these changes on an on-going basis. We want this part of the process to be enjoyable, informative and ultimately satisfying. 

When you find something you want to buy we will work with you in negotiating with the owner on your behalf, to ensure you get the best possible deal. 

Buying ProcessWhat happens once we have found the right property and agreed a price?
At Highland Homes Turkey we work hard at getting you the best possible deal, and will negotiate as much as possible into the purchase price. Once the deal has been agreed we introduce you to a solicitor and government registered translator. 

A contract is then drawn up by the solicitor between yourselves and the seller, confirming the price, deposits, transfers, and any property related issues that need to be confirmed within the agreement.

At the solicitor’s office the contract is drawn up in Turkish. All procedures are simultaneously translated by the independent translator. Once both parties are satisfied, the Turkish contract is signed by both the buyer and seller. An English version will also be supplied afterwards. At this point your holding deposit is paid to the seller and the deal is sealed with a handshake. 

The remaining balance of the deposit is transferred when you return to the UK. Once the deposit has been received, the deeds application is made.

What if the Army Office rejects our application?
The checks are more for the property than you – to ensure that it is not in a militarily sensitive area. None of our properties fall in this category. Of course if you are on the FBI/Interpol most wanted list it may cause an obstacle!! If this is the case we can advise you accordingly. 

If by any chance you are rejected then any capital payments on the property are refunded less a £150 administration fee. Any money paid to cover legal and other administration fees are not recoverable and we cannot accept liability for them.

What costs are involved?
As well as the cost of actually buying the property, you need to budget for:

Agency commission – the standard rate charged is 6% split between the buyer and seller. As the buyer you will be liable to 3%.
(PLEASE NOTE: There is no agency commission when buying direct from Highland Homes Abroad.) 
1.5% purchase tax (stamp duty)
Land registration - £250 
Legal and translation fees - £350 
Municipal utilities connections - approximately £500 (one off payment and includes all meters, etc)
